Conch House "Villa" Real Estate on Indies Island

Located on Indies Island is Hawk's Cay Village, 242 individually owned "fee simple" villas, built by the Singh Company. The villas which resemble conch houses are located in and adjacent to Hawk's Cay Resort property. Due to the zoning, the villas may not be homesteaded as can real estate located on the residential islands. The villas are second homes or investment real estate. Most villa owners have enrolled their unit in the resort's rental program.

Hawk's Cay Resort Inn and Conference Facilities can be seen in the forefront of the picture above. Behind the resort, the white roofs of Harbor Village bordering the yacht basin can be seen.

Hawk's Cay Village shares 60 plus acres and views with the Hawk's Cay Resort. Vacation homes are situated in locations identified as the Yacht Harbor, Canal Spa, Marina, Sunset and Indies Club areas. With the exception of Indies Club, all units have water views.

With ownership you experience the magic and mystery of living in old Key West with its conch-style architecture , yet are 61 miles closer to Miami, AND are entitled to membership in the Indies Club at Hawk's Cay Resort and all the amenities and privileges associated with such membership at Florida Key's premier vacation destination resort.

In addition to the Villa Village and Hawk's Cay Inn, Resort, and Marina, the other real estate properties found on Indies Island are three condominiums, a number of botel units, a small private inn, several small houses, a small commercial center with shops, and the Duck Key Marina. Villa Real Estate Value

The villas have considerable value because they face the water, and owners have access to the resort amenities as well as having the option to place their property in the resort rental program.

 Owners participating in the rental program may use their villas up to 13 weeks during the year and enjoy all resort amenities such as pools, restaurants, beach and lagoon, Indies Club facilities, marina and boat ramp. All properties have water views with the exception of a few units by the Indies Club.

 PRICES

Prices of units vary with size and number of bedrooms and baths. In the past price increases have averaged anywhere from $70,000 to $100,000 a year depending on villa size and location.

The market experienced cooling off in 2005, and asking prices seem to have adjusted to a point where villas are selling again.

Villas come in four configurations : Bungalow, Conch, Spa unit and Cottage. The "Bungalow" is the smallest. The mid-sized villa is named the "Conch" after the Conchhouses of Key West. The largest villa is called a "Cottage". "Conch" Villas with plunge pool settings instead of the verandah are referred to as "Spa" units. For more information see What is a Conch House below.

Bungalows have 750 interior square feet, 1 and 1/2 baths; conch villas and spa units have 900 square feet, 2 bedrooms and 2 baths; and cottages have 1200 square feet of interior space and 2 or 3 baths.

Upgrades such as tile floors, kitchen amenities, added half bath, and special hurricane storm shutters affect price. Space and configuration also determines price. Units grouped by twos with more exterior space and privacy and units with more windows allowing for natural light are higher in price than those clustered together. And as with all real estate, " location " and availability also affects price when buying real estate at Hawk's Cay.

Unlike homes on the residential islands, properties on the Indies Island portion of Duck Key are zoned commercial and may not be "homesteaded' and owners do not benefit from the Florida Save Our Homes Act which limits tax increases to three percent a year for one's principal home.

In residentially zoned second homes and vacation homes are treated similarly to commercially zoned properties for tax purposes. The attractiveness of the villas is that they provide some investment income, provide maintenance, and provide ownership at an attractive destination vacation resort. In the past villa properties have also shown remarkable increases in equity.

A realtor with knowledge of past prices, current trends and prime locations is essential for buyers wishing to make an informed choice.

Some properties available for purchase together with some prices and locations of a few units sold recently are provided below

November 2007 - A count of the MLS internet Listing done in November 2007 showed 47 units for sale (about 16% of Indies Island properties). This number is a total of all properties for sale at Hawk's Cay Village, the Santuary, the Marina Condo , and Indies Condo.

August 2007 - A count of the MLS internet Listing done in August 2007 showed 53 units for sale (about 18% of Indies Island properties). This number is a total of all properties for sale at Hawk's Cay Village, the Santuary, the Marina Condo , and Indies Condo. Of the 53 units about a dozen are new to the list. An equal number of units that were listed for sale in April of 2007 have been withdrawn from the market.

For some reason villas and properties on Indies Island are listed with the residential zoned homes for sale on Duck Key residential islands in the MLS Listing. Unlike ownership of a primary home on the residential islands, Sanctuary units and Hawk's Cay Village units are zoned commercial and may not be Homesteaded. The tax advantages for primary home residential properties which may be Homesteaded and which are covered under the Florida Save our Home law do not apply for commercial properties. Indies Island units may be rented on a short term basis. Homes on the residential island if rented must be for a term of no less than 28 days, and under some rental circumstances the residential home can lose its homestead designation.

Added July 2006 - Previously internet users were able to go to the MLS listing without going through a realtor's site. Now, to obtain a real estate list the viewer must start at a participating realtor's website. Another means of obtaining DETAILED information on units and homes for sale is to visit a realtor's office.
