Marina Villa Condominium Units

The picture below shows the marina boat docks with a cluster of villas of the Hawk's Cay Village to the left and center. To the right of the villas is one of two three story condominium buildings constructed around 1986.

 Located adjacent to the Hawk's Cay Resort Marina are two several story buildings with a total of 22 marina Condominium units. Referred to as the Marina Villas, the buildings are constructed of concrete and stucco, utilize elevator access, are tropical in appearance, yet convey modern architectural aspects. Units are 2 BR/2BA , large in size, and clustered in a three floor building configuration. Units can be rented on a short term basis and may be placed in the resort's rental program. Owners of Condo villas participating in the rental program have membership in the resort's Indies Club and access to club privileges. Units are 1325 square feet in area allowing amble room for pull out sleeper sofas in the living area for additional sleeping accommodations.

Condo villas have value because of their spaciousness, maintenance features, owner access to the resort amenities, and location. Prices of units vary with the water view offered and floor location.

Real estate values rose in the Florida Keys and in many desireable places throughout the United States. Values appreciated during between 2001 and 2005 at 2 to 3 % a month. This explains why 2005 prices are quite different than those of 2002 and 2003. Price declines started in 2006. Speak to a realtor for trends in the market.
