The short-term rental situation on residential Duck Key continues to be dynamic. Many of the short term rentals identified in June and September of 2009 are no longer advertized on the internet. A number of properties have changed their listing to monthly which meets Monroe County's legal minimum rental of 28 days.
Home owners and realty agents are being more deligent about rental listings because of fines associated with code violations. The most recent rental property to change was a duplex property located on Indies South that had shown weekly rates in February of 2010. Now it is listed with a realtor and only shows monthly rates.
Some residential rentals list availability as monthly, but continue to accept short term stays.
PROPERTIES STILL ADVERTIZED AS SHORT TERM ON THE INTERNET
There were however at least three residential properties on Duck Key which appear to be advertizing availability on a short term basis.
1. Yacht Club
A property at 308 East Seaview Drive which has been for sale for some time is listed as a short term rental with nightly and weekly rates given. http://www.vacationrentals.com/vacation-rentals/25599.html.
2. Harbour Island
At a For rent By Owner site (http://www.vrbo.com/281711) a Harbour Drive residence is
advertized at $3,500/week .. $10,000/month
The text states available are "2 BR/2 BA upstairs with 1 BR/1 BA apartment downstairs. Apartment has kitchen and family room."
3. Center Island - ad # 444393

No image is provided of this Indies South residence, but the text indicates the "Weekly rent varies between $2100 - $4200. The text also indicates
"The owner offers private billfish charters as well, on a 60" Dean Johnson, known as the "Cracker", please email for details."

A Management Company is used for receiving and returning keys. Any Management Company if also a realtor can be fined and lose a license.

This rental property has been listed as a weekly rental since February at http://www.homeaway.com/vacation-rental/p266330.
It also is listed by a realtor but only as a monthly rental.
