Stephen Bello Named Managing Director at Hawk's Cay Resort
With an impressive professional resume that includes extensive experience in opening and managing luxury hotels and resorts, Stephen Bello has been named Managing Director for Hawks Cay Resort in Duck Key, Florida. As Managing Director, Bello will oversee a $30 million renovation and repositioning of the resort that is scheduled to begin August 15th .
“Steve has more than 25 years of hospitality management experience and will play a critical role in the re-development of Hawk’s Cay Resort ,” said David E. Zeuske, President and Chief Operating Officer of Northview Hotel Management (NVHM), the new management company for Hawks Cay. “His background and technical experience combined with his guest service approach and outstanding leadership principles will not only benefit Hawks Cay but will bring value to Northview Hotel Group.
Bello was with The Ritz-Carlton Company for more than 10 years and was responsible for opening the first Ritz-Carlton in the Middle East. At The Ritz-Carlton, Dubai he created the theme and opened a Balinese spa, developed recruitment strategies and established staff housing programs for 300 employees from 43 countries, brought the property to number one in employee surveys for international properties, and established a private club membership program. As General Manager of The Ritz-Carlton, Amelia Island, Bello achieved the prestigious AAA Five Diamond/Mobil Four-Star rating. He also achieved the AAA Five Diamond rating for the hotel’s restaurant, The Grill, and designed and opened a new restaurant concept for Ritz-Carlton Hotels.
Bello’s independent hotel experience includes management positions with Amelia Island Plantation, Amelia Island, Florida; the Mauna Kea Beach Hotel on the Big Island of Hawaii; The Hotel Hershey, Hershey, Pennsylvania; and Washington DC’s historic The Madison Hotel where he re-opened the hotel after a $40 million restoration. In additional Bello has served as President of Classic Hospitality, a hospitality management company with a portfolio of five unique hotels and one freestanding restaurant located in Washington DC. He also served as Corporate Director of Operations for Rock Resorts.

Joe Derks Named Director of Sales & Marketing at Hawks Cay Resort
A 21-year veteran of the hotel industry, with extensive experience in the exclusive luxury market at resorts like Miami Beach’s Delano and Shore Club, Joe Derks has been named Director of Sales & Marketing for Hawks Cay Resort in Duck Key, Florida. Derks will play a vital role in the resort’s repositioning following a $30 million renovation that begins in August, 2007.
“Joe’s luxury background is the right complement to where we are going with the new Hawks Cay Resort,” said David E. Zeuske, President and Chief Operating Officer of Northview Hotel Group Management, the new management company for Hawks Cay. “He is able to draw upon his experience with global vision and strategies and implement them on a personalized level to provide the Hawks Cay guest with a custom, luxury experience.”
Derk’s hotel experience includes serving as Executive Vice President, Hotels Division for Taplin and Associates where he acted as Vice President Sales & Marketing for the Sagamore Hotel in Miami Beach, implementing a complete re-positioning in the South Beach market through a new branding campaign. He also served as Vice President Sales & Marketing with Lifestar Hotels, a joint venture with Hard Rock, Inc. and Sol Melia International. Derks was integral to developing a comprehensive brand plan for the new Hard Rock Hotel Concept and marketing strategies for the Hard Rock Hotel Madrid and Royal Palm Melia Miami.
Derks spent nine years with Four Seasons Hotels & Resorts where he served as Sales Manager for the Four Seasons Newport Beach, Sales Manager for the Chicago Worldwide Sales Office and Associate Regional Director of Sales for the Los Angeles Worldwide Sales Office.
In 1999, Derks joined Ian Schrager Hotels, rising to managing director of global sales where he managed satellite offices in New York, Los Angeles, London and Miami and was responsible for sales and marketing strategies for the take over of The Shore Club in Miami Beach and the development of the Delano into a household name among chic and trendy travelers.

NORTHVIEW HOTEL GROUP CELEBRATES MILESTONE WITH THE LAUNCH OF ITS HOTEL MANAGEMENT GROUP

Northview Hotel Group, formed by partners Mark Mance and Simon Hallgarten in 2004, is celebrating three years of growth with the launch of its new management division. NVHG Management, led by President David Zeuske, will use a strong technology-based platform, aggressive sales techniques and customer focused service standards to improve guest satisfaction, reduce overhead costs and drive revenue to the bottom line. NVHG management offers a range of services to its partners including: financial management, sales and marketing support, revenue management strategies, human resource assistance and strategic branding support. In February 2007, NVHG Management took over management at Hawks Cay Resort in the Florida Keys.
“This is an exciting achievement for us,” said Simon Hallgarten. “In three years we have realized a number of our business goals, and with the launch of NVHG Management we can now pursue our company’s growth through acquisitions where there are opportunities for significant performance improvements from both renovations and more focused hotel management.”
NVHG Management recently named Stephen Bello as Managing Director at Hawk’s Cay Resort. Bello will assist NVHG oversee a $30 million renovation set to begin in mid-August 2007. The renovation will include significant enhancements to all public spaces, guestrooms, restaurants, amenities and meeting rooms. The 177-room core hotel will suspend operations temporarily from mid-August 2007, reopening with a new West Indies/tropical design theme in late December 2007. The 297 villas, as well as select restaurant and pool options, will remain open throughout the renovation. Following the renovation, Hawk’s Cay will be one of the premier resorts in the Florida Keys.
The information below on the sale of the Bethesda Marriot Hotel is included because it illustrates that the goal of the Northview Hotel Group is to make opportunistic hotel investments in the U.S. and overseas. Northview looks for properties it can enhance in value through renovation and improvement of amenities. In addition to opportunistic hotel investment, Northview profits through hotel management, asset management, and construction management services. Northview and Partner sells Bethesda Marriott Hotel for $92.1 million
Originally purchased (leasehold interest) for $46 million in 2005 Westbrook Partners and Northview Hotel Group have sold Bethesda Marriott Hotel for $92.1 million a US-based opportunity fund. Built in 1979 the AAA four-diamond, Mobil four-star, 407-room hotel, located on 12-acres and just minutes from downtown Bethesda and 10 miles from Washington, D.C. recently completed a $13.5 million capital improvement program, which included the creation of a dynamic restaurant/lounge, renovating the Grand Ballroom and adjacent meeting rooms; revamping the fitness center with new state-of-the-art equipment; and replacing the hotel guestroom soft goods.
Guestroom renovations include the Marriott Revive bedding package, new carpeting, soft goods, and furnishings and completely refurbished guest baths featuring elegant granite countertops and well-lit vanities. The existing food and beverage outlets were combined to create Agio, a contemporary, upscale restaurant serving authentic Italian cuisine for breakfast, lunch and dinner.
In June 2006, Northview oversaw the refinancing of the hotel’s debt with Barclays Capital, which resulted in the return of the 135% of the initial invested capital to the venture partners.
In August 2007, the Hotel was sold, resulting in an overall Venture return of 85% IRR. The Venture continues to own the adjacent land parcel, which is being developed in conjunction with Quadrangle Development Corporation.
